Richard L. Hartenstein, SRA, provides residential appraisal and valuation services for attorneys, homeowners, and private clients requiring credible, well-supported opinions of value for non-lending purposes. Assignments are developed with careful attention to scope of work, intended use, and applicable legal, regulatory, or advisory context, and are reported in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).
Mr. Hartenstein has been actively appraising residential real estate since 2005 and has completed thousands of appraisal assignments involving both lending and non-lending valuation needs. He holds the SRA designation from the Appraisal Institute, reflecting advanced education, experience, and demonstrated competency in residential appraisal practice.

Complex and Non-Standard Assignments
Mr. Hartenstein has experience completing appraisal assignments involving non-standard conditions, including properties with deferred maintenance, construction defects, incomplete improvements, or atypical physical characteristics. Assignments may be developed on an as-is basis or subject to specified hypothetical conditions or extraordinary assumptions, as appropriate to the intended use and defined scope of work.
This experience includes appraisals performed to support construction permits, regulatory requirements, and advisory decision-making, as well as assignments involving properties with known or alleged physical deficiencies where a clear, well-supported valuation opinion is required.
